New Presales Just Launched in Metro Vancouver — July 2026

The Vancouver presale market is active again. Ten projects are selling this week across Metro Vancouver, with pricing starting at $400,000 and stretching past $2.2 million. Here's what's actually moving.

North Vancouver getting serious again

Trailside by Mosaic Homes in North Vancouver is selling now at $659,900. This is the North Shore market people keep talking about but rarely see. Mosaic has decent track record on timeline and finish quality. The price point sits right in the middle of North Van's current range. Presales in this area don't come often, so this one will move fast.

Burnaby's condo wave continues

South Yards Phase 1 Tower A by Anthem in Burnaby opened sales at $574.9K. It's Anthem's second phase at South Yards, which means they're confident on the location. The first tower tracked well. This towers further from Skytrain than some newer Burnaby projects, but pricing reflects that reality.

Surrey is crowded this month

Four new projects launched in Surrey this week. That's notable. SkyLiving by Allure Ventures is in registration mode at $750,000, suggesting a larger project. Salton by StreetSide starts at $779,900. Queens Condos by Dawson + Sawyer opens at $400,000, which is aggressive pricing for any market right now. Juno by Streetside Developments is selling but pricing wasn't announced.

Surrey presales are cheaper than Vancouver proper. Whether that value holds depends on your timeline and whether you need transit access today or in five years.

North Delta's quietest play

Walker House by BMG International in North Delta starts at $400,000. This is entry-level pricing. North Delta isn't a walkable neighbourhood. It's car-dependent. But if you're buying for cash flow or long-term hold, the math works. BMG has delivered projects on time consistently.

Coquitlam splitting the market

Three Coquitlam presales launched. Stirling Block by Polygon starts at $524,900 and sits downtown, walkable to transit. Timber's Edge by Foxridge Homes is $2,246,000 and up, which is a completely different buyer. Foxridge builds luxury townhomes and homes. Fraser Mills by Beedie Living starts at $584,900 and is positioned as mixed-use.

Coquitlam's price range is widening. You've got entry-level condos under $550K and luxury homes over $2.2M launching simultaneously. The middle market is still moving in that city.

What actually matters this month

Most of these projects are in registration or early sales phases. That means you're not locked out yet, but momentum builds fast on decent pricing. The $400,000 entry points in Surrey, North Delta, and Surrey condos are what's generating conversation. Prices at that level haven't held steady long in Metro Vancouver, so these will attract attention.

Polygon's presale in Coquitlam and Mosaic's North Vancouver project are tracking premium pricing for their respective locations. That's worth noting if you're comparing markets.

Presales still require due diligence. Check the builder's completion history, not just their reputation. Verify strata fees and parking costs before committing. Look at phase timelines, not just launch pricing.
