The Vision

The City of Lougheed is a 37 to 40-acre master-planned redevelopment of the former Lougheed Town Centre mall in Burnaby, led by SHAPE Properties in partnership with TD Asset Management. The project carries a total development value of roughly $7 billion and is marketed as Canada's largest new master plan, second in scale only to Hudson Yards in New York City. At full build-out, the community will include up to 23 high-rise residential towers ranging from 30 to 65 storeys, delivering over 10,000 homes alongside 1.4 million sq ft of retail and 1 million sq ft of office space. The site sits directly on Lougheed Town Centre Station, the only development in Metro Vancouver's master-plan landscape connected to three separate SkyTrain lines. Phase One, known as Neighbourhood One, delivered four towers between 30 and 55 storeys, completed in 2023. Phase Two, approved in late 2024, adds three more towers including a 46-storey condo tower and a 43-storey rental building, plus a 320-metre covered pedestrian spine designed to function as an indoor city street connecting the development end to end.
