The Vision
Fraser Mills is a 95-acre master-planned waterfront community by Beedie Living on the banks of the Fraser River in South Coquitlam, marking the city's first and only waterfront neighbourhood. The site sits on the former Fraser River Sawmill, once one of the largest lumbering operations in the British Empire, and the development pays tribute to that industrial history while building an entirely new mixed-use neighbourhood. At full build-out, the community will include 5,500 homes across 20 towers, more than 200,000 sq ft of commercial space, and 9.4 acres of waterfront parkland. The architecture is led by Perkins+Will, with masterplan partners including the City of Coquitlam, TransLink, and Bunt & Associates. Development is expected to unfold over approximately 25 years, with a total project cost near $3.3 billion. Beedie, founded in 1950, is a family-owned developer and the largest private industrial landowner in Metro Vancouver.
