The Vision

Kʷasən Village is a 40-acre master-planned community at 3405 Willingdon Avenue in West Burnaby, developed by the Musqueam Indian Band and Tsleil-Waututh Nation in partnership with Aquilini Development. The site, formerly known as the Willingdon Lands, was jointly acquired from the Government of British Columbia in 2014 for $57.9 million and represents the largest Indigenous-led development project in Metro Vancouver outside of Vancouver itself. Kʷasən, meaning "Star" in the Halkomelem language, is being built across seven phases through approximately 2030, ultimately delivering 5,239 homes across 17 mid-rise towers (14-20 storeys) and four landmark towers up to 25 storeys. The community is organized into distinct districts including a Storytelling District anchored by a 450,000 sq ft media and film production campus expected to support 3,000 jobs, and a Park District home to two large parks, Legends Park and Landing Park. Homes at Kʷasən Village are leasehold strata, with the Nations retaining ownership of the land. Architecture is led by Arcadis IBI Group, with interior design by award-winning CHIL Interior Design, ranked among the top 15 firms in World Architecture One Hundred's 2023 listing.

Kʷasən Village is co-developed by the Musqueam Indian Band, Tsleil-Waututh Nation, and Aquilini Development through the MST Development Corporation, a partnership structure connecting Coast Salish Nations with development capacity across Metro Vancouver. Aquilini Development has built master-planned communities across the Lower Mainland as a family-run company since 1956. The project carries particular significance as the first Indigenous-owned development to receive final municipal approval in Burnaby, blending Indigenous heritage and placemaking with large-scale contemporary urban design.
