Polygon Homes Review (2026)

BC New Homes Team · June 21, 2026 · Richmond · Updated August 14, 2026

Polygon's six active BC projects span a $368,000 to $1,300,000 range and five different cities, which tells you something upfront: this is a volume builder, not a neighbourhood specialist, and that shapes what you should actually expect from them.

The scale, and what it means

Polygon is publicly traded, builds across multiple provinces, and moves volume rather than boutique-scale product. That brings efficiency to timelines and pricing, but less customization than a smaller builder offers. Reviews from past buyers are genuinely mixed: praise for move-in-ready finishes and reasonable timelines, alongside complaints about slow warranty response. The consistent read is that Polygon reliably gets units built and delivered, but post-closing support can feel stretched for buyers who need immediate answers.

Where they're building right now

Talistar in Richmond leads on price at $1,300,000, backed by a 69 Walk Score and Canada Line proximity, completion expected 2026. Elle in North Vancouver starts from $798,000 with a striking 98 Walk Score, though transit access is more modest at 56. East Ridge at Cooper Meadows in Abbotsford is the most affordable current option at $779,900, with a 46 Walk Score reflecting its more suburban setting and a 2026-2027 completion window.

Highline at Garibaldi Springs in Squamish and Ridgewood Row in North Vancouver round out the active lineup; Highline's 10 Walk Score and 26 Transit Score make clear this is a mountain-town, car-first project, not an urban one.

What that geographic spread actually tells you

Polygon isn't betting on one market. Richmond, North Vancouver, Abbotsford, and Squamish carry different demand profiles, price momentum, and resale potential, and Polygon is running all four simultaneously rather than concentrating risk in one city. That's a different strategy than a developer like Anthem, which has clustered three of its five current projects in Coquitlam alone.

Deposits and what to verify before signing

Deposit structures vary by project and aren't uniformly published. Get the full payment schedule in writing before signing anything, and confirm what protection you have if the project is delayed. These details matter more with a volume builder than a boutique one, since you're one of many buyers rather than a priority client.

Should you buy from Polygon

If you want a home in a developed, established neighbourhood and you're comfortable with standardized finishes over custom details, Polygon's track record supports that choice. If you need frequent developer attention or heavy customization, a smaller builder is the better fit. Visit the sales centre for whichever project you're considering, and talk to owners in a completed Polygon community before relying on presale marketing alone.
