Bayside Mews in Tsawwassen now lists at $1,239,900, up from the $1,099,900 this watchlist originally tracked — a real move, not a rounding error, and the clearest sign that even the "lowest ask" project on this list isn't holding still.

The six projects, current as of this update

Timber's Edge by Foxridge Homes sits in Coquitlam's northeast ridge, in active selling phase, with a 16 Walk Score and 23 Transit Score confirming this is land value and space, not walkable urban living. That's the trade-off that comes with the ridge-area premium.

Talistar in Richmond remains the accessible end of the group at $1,300,000, backed by a 69 Walk Score and proximity to the Canada Line. Manor House in Delta holds steady at $1,249,000, still car-dependent territory with a 27 Transit Score, offering land and space at a price point Burnaby and Surrey don't currently match.

Latimer Landing in Langley is unchanged at $1,200,000 and now fully in its "Now Selling" phase, having moved past registration. Crest at Kanaka Springs in Maple Ridge remains the entry-level price on this list at $1,100,000, still in registration, with the same trade-off it's always had: a 45 to 60-minute commute into downtown Vancouver depending on traffic.

Bayside Mews in Tsawwassen is the one number that's genuinely moved. At $1,239,900, it's climbed roughly $140,000 since this watchlist first tracked it. Worth noting if you were holding out for the original entry price, because that window has closed.

What the Bayside Mews move actually signals

A single price increase doesn't make a trend, but it does confirm something about Tsawwassen specifically: newer supply in a neighbourhood with tight resale inventory doesn't stay priced at launch levels for long. If similar Delta-area presales are on your list, treat early pricing as a moving target, not a fixed one.

Reading this watchlist going forward

None of these six are speculative plays. They're selling to real buyers in six different Lower Mainland communities, each with its own transit and walkability profile worth checking before price alone. Track current pricing and phase changes across all active BC presales rather than relying on any single snapshot, including this one.
