Two presales clear $500K in Burnaby right now: Kwasen Village at $386,900 and Reign at $444,900. Everything else currently selling in the city, South Yards at $574.9K, Nido at $576.4K, has already crossed the threshold.

Kwasen Village, the lowest price in the city

At $386,900, Kwasen Village is the cheapest active presale in Burnaby, with a 56 Walk Score and 58 Transit Score. Those numbers are workable, not standout, and completion runs 2026 to 2030, a longer window than most of its competitors. The trade for that price is a location that leans car-dependent rather than walkable. If the entry price is your primary constraint, that's a fair trade. If walkability matters as much as price, it's worth weighing against Reign.

Reign, if transit access matters more than the extra $58,000

Reign, from Wesgroup, opens at $444,900 with an 86 Transit Score, overlooking Central Park a short distance from Metrotown. That transit number is the strongest of any entry-level presale in Burnaby, meaningfully stronger than Kwasen Village's 58. Wesgroup's track record in the city adds a second reason to pay the premium: they own property nearby and have delivered projects on schedule before.

What $500K doesn't buy anymore

Burnaby's presale market has largely moved past the $500K mark. South Yards and Nido both sit in the $575,000 range, and both back that price with stronger numbers than either sub-$500K option, South Yards at 78 Walk Score and 74 Transit Score, Nido at 95 Walk Score and 84 Transit Score. That's useful context even if they're outside this list's price cap: it shows what the next $130,000 to $190,000 actually buys in this market.

Price per square foot, without inflating it

Neither Kwasen Village nor Reign has published exact square footage, so a precise price-per-square-foot comparison isn't possible from public data yet. What's clear from the walk and transit numbers alone is that Reign's premium over Kwasen Village tracks directly to transit access, not vague "location quality." That's the kind of trade-off worth confirming with actual floor plans before committing.

What to check before deciding

Get floor plans for both, run the numbers on strata fees and property tax, and be honest about whether you'll actually use the transit access Reign is charging a premium for. Compare both against Burnaby's full current inventory before locking in a 2-to-3-year presale contract on price alone.
