Vancouver vs Surrey Presales in 2026 — Where's the Better Buy?

The Vancouver vs. Surrey presale question doesn't have one answer. It has a price answer, a transit answer, and a completion-timeline answer, and right now those three answers point in different directions depending on what you actually value.

Start with what's real and priced today. In Vancouver, ACE on The Drive closed at $669,900 and Be W 49th at $1,199,900, and both are completed and move-in ready now. Cohen Block is coming soon with pricing still unreleased. Surrey's picture is more transparent: SkyLiving is in registration from $750,000, Queens Condos is selling from $400,000, and Salton is in registration with pricing not yet public. Surrey's active listings simply publish more numbers right now, which matters if you're comparing today instead of waiting.

What the Vancouver premium actually buys

A one-bedroom on Vancouver's East Side or West Side runs $670K to $1.2M depending on location. A comparable Surrey one-bedroom runs $400K to $800K, a $100K to $400K down-payment gap that changes what a buyer can actually afford to consider. Price per square foot tells the same story: Vancouver's completed presales sit around $900–$1,100/sqft, against $650–$900/sqft for Surrey's active stock.

What that premium buys is certainty. ACE on The Drive and Be W 49th are finished, so you can walk the actual unit before you buy it. Surrey's SkyLiving and Salton are still in registration, months or years from a firm possession date. If you need to move in soon, that gap is the entire decision: Vancouver has inventory you can occupy this year, and Surrey doesn't yet.

The transit gap is about specific addresses, not cities

ACE on The Drive scores 90 on Transit and 96 on Walk, genuinely car-optional. Be W 49th, closer to the Cambie corridor, scores lower on transit (61) but still walks well (98). Surrey is where "it depends" stops being a hedge and becomes the actual answer: SkyLiving posts an 85 Transit Score, ahead of both Vancouver projects here, while Salton sits at 47 and Queens Condos lands in between at 57. The lesson is to shop Surrey by address, not by city; the SkyTrain-adjacent presales and the car-dependent ones are both technically "Surrey," and the gap between them is wider than the gap between Vancouver and Surrey as cities.

What actually decides this for you

Buying Vancouver right now generally means buying finished or near-finished inventory and paying a real premium for location density and immediate possession. Buying Surrey generally means buying earlier in the development cycle, with a lower entry cost, more flexible deposit structures, and a longer wait ahead of you. Both are reasonable ways to buy a presale; they just serve different situations.

Vancouver makes more sense if walkability and moving in soon matter more to you than the entry price. Surrey makes more sense if you have time on your side and want more space for the same capital. Run your own numbers against SkyLiving's $750,000 or ACE on The Drive's $669,900 before deciding — the right answer depends on which of those two prices your budget and timeline actually point to.
