Buying From Anthem Properties? Here's What You Need to Know (2026)

Anthem Properties has five active presale projects across the Lower Mainland right now, three of them in Coquitlam alone. That concentration tells you where Anthem sees demand, and it's worth understanding before comparing any of their pricing to a competitor's.

What's currently selling

Ethos Metrotown in Burnaby is the most transit-strong project in Anthem's current lineup: no published starting price yet, but a 94 Walk Score and 83 Transit Score that make it genuinely car-optional. Sundays on Grant in Coquitlam is selling now with a more modest 53 Walk Score and 46 Transit Score, completion expected 2025. South Yards (Phase 1, Tower A) in Burnaby, Anthem's other active listing in that city, opened at $574.9K with a 78 Walk Score and 74 Transit Score.

The remaining three, Baden Park in North Vancouver, Dwell in Coquitlam, and Jinju in Coquitlam, round out the portfolio. Jinju posts a strong 86 Walk Score and 69 Transit Score. Baden Park sits lower on walkability at 48. Pricing on both, along with Dwell, hasn't been published.

Reading the concentration in Coquitlam

Three of Anthem's five current projects are in Coquitlam, which is a real signal about where the developer sees sustained demand: a suburban, family-oriented market rather than downtown Vancouver's tower-and-density play. If you're comparing Anthem to a developer chasing skyline addresses, that's the wrong comparison. Anthem is playing the same game as buyers who want more space for their money without leaving the SkyTrain network entirely.

What actually varies project to project

Walk and transit scores swing hard within Anthem's own portfolio. Ethos Metrotown's 94/83 combination is a different product entirely than Sundays on Grant's 53/46, even though both carry the same developer name. Don't assume Anthem's brand tells you anything about a specific project's location quality. Check the individual numbers.

What to actually verify before signing

Anthem's deposit structure typically runs 10% down at signing with installments tied to construction milestones, standard for the category. Confirm the specific schedule and completion date for whichever project you're considering, since neither is uniform across all five. Compare Anthem's current lineup against other active Coquitlam and Burnaby presales before deciding whether the developer's name is doing more work in your decision than the actual numbers are.
