Kestrel in Coquitlam opens at $369,900 with a 77 Walk Score and 61 Transit Score. Scale in Langley opens thirty dollars higher at $399,900 with a 95 Walk Score but only a 64 Transit Score. That's the actual trade between these two markets in one comparison: Coquitlam wins on transit, Langley wins on walkability, and the price gap at the entry level barely exists.

Price ranges, by real numbers

Coquitlam's presale stock runs from Kestrel's $369,900 up through Fraser Mills at $584,900. Several Coquitlam projects, including Stirling Block, haven't published pricing yet, which usually signals a developer still gauging demand before committing to a number. Langley's active listings sit in a narrower band: Scale at $399,900, with Unity and Gradience Langley Homes both selling without public pricing.

Transit is where Coquitlam actually separates

Coquitlam sits on the Evergreen Line, and Kestrel's 61 Transit Score and Stirling Block's 76 reflect that directly. Fraser Mills, further from the line, drops to a Walk Score of 46, a reminder that "Coquitlam" isn't one uniform transit story either. Langley has no SkyTrain access yet: Scale's 64 Transit Score is respectable for a bus-served area, but it's not in the same category as Stirling Block's 76. The Surrey-Langley SkyTrain extension will eventually change that math for Langley's core, but not for anyone closing in the next two to three years.

Walkability tells a different story

Scale's 95 Walk Score and Unity's 94 are both stronger than anything currently listed in Coquitlam. Gradience Langley Homes, at 45, is the exception, a reminder that Langley itself splits between walkable pockets and genuinely car-dependent ones, same as any other city on this list.

What actually decides this for you

Choose Coquitlam if transit access matters more than entry price and you want SkyTrain-adjacent options like Stirling Block's 86 Walk Score and 76 Transit Score. Choose Langley if you want Scale's or Unity's walkability within their own footprint, you're fine owning a car for cross-town trips, and you're comfortable waiting on the SkyTrain extension to change the equation.

Neither market is the safer bet in the abstract. Compare current pricing and scores across both cities against your actual commute and budget before deciding.
