Italia by Solterra posts a 100 Walk Score, one of the rare presales in Metro Vancouver's pipeline to hit a perfect mark. That's the standout fact out of the three Vancouver launches tracked this update: Italia, Grafia by Porte Communities, and The Kensington Parkside Residences, which has since sold through and moved into its completed phase.
What's still actually selling
Italia and Grafia remain in active selling phase. Italia sits near Yaletown-Roundhouse Station, a 23-minute walk, backed by that 100 Walk Score plus a 77 Transit Score and 93 Bike Score. Genuinely car-optional numbers, even without a published starting price yet. Grafia, closer to Commercial-Broadway (a 12-minute walk), posts an 86 Walk Score against a stronger 85 Transit Score and a 92 Bike Score. Neither project has released pricing publicly. That's normal at this stage: VIP registration typically opens well ahead of firm numbers.
The Kensington Parkside Residences, from Hawthorne Developments, launched at $1,399,000 near Commercial-Broadway (96 Walk Score, 63 Transit Score) and has since completed. The $1.4M entry point is gone if you were tracking it, but it's a useful benchmark for what finished inventory in that corridor actually costs today.
Reading the numbers instead of the marketing
Compare Grafia's transit access against Italia's walk score and the choice stops looking like "which is better" and starts looking like "which number matters more to you." A car-optional household weighing Commercial-Broadway against Yaletown is really weighing an 85 Transit Score against a 100 Walk Score — different flavours of convenience, not a ranking.
What this means if you're shopping now
Both Italia and Grafia are still accepting registrations, and pricing isn't locked on either.
