Claremont posts a perfect 100 Walk Score and 100 Transit Score, one of only two Vancouver presales currently hitting that mark on both. York matches it on transit with a 99 Walk Score of its own, selling now from $1,499,900. Those two are the actual standard for transit-connected buying in Vancouver right now.

The projects that genuinely earn a spot on this list

Claremont, currently selling with pricing not yet published, is the cleanest 100/100 combination in the city. York, from Listraor, backs its 100 Transit Score with real pricing at $1,499,900 and is available today, not a future launch. Cohen Block, from Blue Sky Properties, is close behind at a 97 Walk Score and 100 Transit Score, though it's still in "Coming Soon" phase with pricing unreleased.

A step below that tier: Fifteen Fifteen (97 Walk Score, 93 Transit Score, selling now), Naimo (96 Walk Score, 91 Transit Score, $550K, two minutes from Commercial-Broadway, currently in registration), and The Cut (92 Walk Score, 91 Transit Score, five minutes from Commercial-Broadway, selling now). RHODES rounds out the group at a 98 Walk Score and 90 Transit Score, priced from $799,900.

What "Transit Score" actually measures

A high Transit Score means most errands and commutes are realistically doable by SkyTrain and bus without a car. Naimo and The Cut both cluster within a five-minute walk of Commercial-Broadway, one of the busiest interchange stations in the system, direct access to both the Expo and Millennium Lines. That's a genuinely different commute than a project fifteen minutes from the nearest station, even if both technically carry a "good" Transit Score.

Price versus access, laid out honestly

York and RHODES both have published pricing and are selling today: $1,499,900 and from $799,900 respectively. Naimo, at $550K, is the most accessible entry point on this list by a wide margin, though it's still in registration rather than active sales. Claremont, Cohen Block, and Fifteen Fifteen haven't released pricing yet, which is normal pre-launch but means you're registering on transit access and reputation rather than a confirmed number.

Should you lock in now

Presale pricing typically holds today's rate through construction, and several of these, Cohen Block and Claremont especially, haven't set that rate yet. Getting on a VIP list before pricing locks is the actual advantage here, not a marketing line.
