Developer Spotlight: Blue Sky Properties

BC New Homes Team · June 7, 2026 · Vancouver · Updated August 14, 2026

Blue Sky Properties has eight active or announced projects across BC right now, and four of them post Walk Scores above 90. That's an unusually consistent location standard for a developer this size, and it's the real story behind their reputation, not just steady delivery.

What actually sets them apart

PARKWAY in Surrey posts a 91 Walk Score and 90 Transit Score. Solhouse 6035 in Burnaby matches that closely at 93 and 88. Fifteen Fifteen in Vancouver climbs to 97 and 93. Cohen Block, still in "Coming Soon" phase, hits a 97 Walk Score and a perfect 100 Transit Score, arguably the strongest transit number of any Blue Sky project announced so far. That consistency across three different cities is the pattern worth noticing: Blue Sky isn't landing one great location and coasting on it. They're repeating the standard.

Where you can buy today

Three projects are in active selling phase right now: PARKWAY, Solhouse 6035, and Fifteen Fifteen. Cohen Block, 1700 Alberni, and Lansdowne in Richmond are all "Coming Soon," meaning pricing hasn't been released and registration is likely your best move if you want early access. 1700 Alberni backs its Vancouver location with a 98 Walk Score and 82 Transit Score. Lansdowne, in Richmond, posts a 91 Walk Score and 79 Transit Score.

SEAandSKY in Squamish is the outlier in the portfolio, a 28 Walk Score and 38 Transit Score reflecting a genuinely different, mountain-town product rather than the urban infill Blue Sky builds everywhere else.

What buyers actually say

Blue Sky doesn't chase headlines the way larger developers sometimes do, and that's consistent with what past buyers report: attention to detail in lobbies and amenity spaces, and unit layouts built for actual living rather than showroom photography. No major public disputes on record. That's not a dramatic endorsement, it's a baseline, and at this price category a clean baseline is worth more than it sounds.

Should you consider a Blue Sky presale

If the Walk and Transit Score consistency across their portfolio is what you're after, and you don't need a name-brand developer with billboard recognition, Blue Sky's pricing and reputation are both fair for the category. Verify the specific project timeline before committing, since presale schedules can shift regardless of developer reputation. See all current Blue Sky Properties projects compared side by side before deciding which city and phase fits your plans.
