North Vancouver and Burnaby
Trailside's $659,900 entry point sits squarely in North Van's mid-range, backed by a 79 Walk Score and 78 Bike Score. In Burnaby, South Yards (Phase 1, Tower A) from Anthem opened at $574.9K with a 78 Walk Score and 74 Transit Score — Anthem's second phase at this site, which reads as confidence in the location following the first tower's traction.
Surrey's crowded month
Four projects launched in Surrey together. SkyLiving, from Allure Ventures, entered registration at $750,000 backed by an 85 Transit Score, one of the strongest transit numbers of any current Surrey presale. Salton, from StreetSide, is also in registration with an 82 Walk Score but pricing not yet public. Queens Condos, from Dawson + Sawyer, opened at $400,000 with an 87 Walk Score, an aggressive price for that level of walkability. Juno, from Streetside Developments, is selling with a 65 Walk Score and pricing not yet announced.
Surrey's presales generally undercut Vancouver on price, but whether that value holds depends on whether you need SkyTrain-level transit today (SkyLiving) or can live with a more car-dependent location for a lower entry point (Salton, Juno).
Coquitlam's widening range
Three Coquitlam launches split sharply by price. Stirling Block, from Polygon, opened at a walkable location (86 Walk Score, 76 Transit Score) though its own starting price hasn't been published. Timber's Edge, from Foxridge Homes, sits at the other extreme entirely, a 16 Walk Score and 23 Transit Score reflecting its ridge-area land value rather than urban convenience. Fraser Mills, from Beedie Living, opened at $584,900 with a 46 Walk Score, positioned as mixed-use.
Coquitlam's presale market is genuinely splitting into two products right now: entry-level condos in walkable pockets, and land-value plays on the city's edges. Know which one you're shopping before comparing prices across the two.
