New Presales Just Launched in Metro Vancouver — June 2026

Walker House in Delta and Queens Condos in Surrey both opened at $400,000 this cycle, the two most accessible entry points among June's ten Metro Vancouver launches. Everything else on this list sits above that mark, which makes these two the real story for budget-conscious buyers.

The $400K entry point, in two very different locations

Walker House, from BMG International in North Delta, offers reasonable pricing without SkyTrain-level transit access. Queens Condos, from Dawson + Sawyer in Surrey, backs its $400,000 price with an 87 Walk Score, making it the stronger walkability play of the two at the same entry cost.

Burnaby's mid-range

South Yards (Phase 1, Tower A), from Anthem, opened at $574.9K with a 78 Walk Score and 74 Transit Score, genuinely walkable and transit-connected for a mid-range Burnaby price. Nido, from Wanson Group, is a strong alternative at $576.4K, backed by an even higher 95 Walk Score and 84 Transit Score, arguably the better walkability-per-dollar option of the two.

Vancouver and North Vancouver

Clive at Collingwood Condos, from Nexst Properties and Birudo Projects, opened in Vancouver proper at $642.8K. You're paying Vancouver pricing for Vancouver location, a trade-off some buyers will take and others won't. Trailside, from Mosaic Homes in North Vancouver's Lynn Valley, launched the same week at $659,900, backed by a 79 Walk Score.

Surrey's higher end

SkyLiving, from Allure Ventures, entered registration at $750,000 with an 85 Transit Score, the strongest transit number in this entire batch of launches. That's the number that justifies its price relative to the $400,000 entry points elsewhere on this list.

Ten launches in one month across six sub-markets means genuine choice for buyers willing to shop by numbers instead of neighbourhood reputation. Queens Condos and Nido both stand out for delivering strong walk and transit scores well below their city's median price.
